PR1MA Project in Kuantan

Another most awaited news for those who are eligible and plan to purchase 1Malaysia housing programme (PR1MA) in Kuantan Pahang. The 1Malaysia housing programme (PR1MA) chairman Datuk Seri Jamaluddin Jarjis said
that the project was still in the discussion phase with the state government to find out the type and cost of the houses to be built.
“Several sites in Kuantan are being considered for the project. PR1MA is now studying the average income of people in Kuantan who do not own homes,” he said. Speaking to reporters after a breaking of fast ceremony in Rompin last night, Jamaluddin said that if most of the people earned below RM3,000, then the houses would be built accordingly, stating that if the cost of houses exceeded their income, they would not be able to afford it and would not opt to buy.
Further elaborating on the matter, Jamaluddin said the houses, which would be between 10 to 20 percent cheaper compared to the market rate would be built according to the 1Malaysia community concept, complete with the Kedai Rakyat 1Malaysia (1Malaysia Community Store) and other facilities under the 1Malaysia initiative.
“To ensure its safety factor, it will be built with the concept of ‘Security Affordable House’ which means the housing area will be equipped with security systems. ”There will be security guards and residents will be given access cards for their homes,” he said.
He said the project will be launched by Prime Minister Datuk Seri Najib Tun Razak. Tengku Puan Pahang, Tengku Azizah Aminah Maimunah Iskandariah Sultan Iskandar and her son Tengku Hassanal Tengku Abdullah also attended the ceremony, in which they gave away Aidilfitri contributions to deserving citizens of Rompin, including the elderly and orphans.

Projek Perumahan Rakyat 1Malaysia (PR1MA) in Cyberjaya
Emkay Group is planning to invest an additional RM3.8 billion in building more homes and commercial properties in Cyberjaya in the next five years on the back of robust demand for properties.
Its chairman, Tan Sri Mustapha Kamal Abu Bakar, said the group aims to build 3.1 million sq ft of office space development, 3,250 sq ft units of various types of residential units and 856 of commercial units and a light industrial area for automotive support services.
“This shows our commitment and confidence in Cyberjaya’s progress into the future and ever since our involvement here and together with other notable stakeholders, we have managed to position Cyberjaya appropriately in tandem with our government’s aspiration towards the realisation of Malaysia’s first intelligent city,” he told a media conference in Cyberjaya yesterday.
Since its inception in Cyberjaya, the Emkay Group has invested RM1.3 billion between 2006 and 2011 in developing office space, commercial and residential units. The projects provide a total nett floor area of 1.9 million sq ft of office space, 214 commercial units and 452 residential units.
Emkay’s development of residential units will see an increase of seven times or 3,250 units in the next four years as compared to between 2006 and 2011 with only 452 units.
For 2011 alone, out of a total of RM3.04 billion investments in Cyberjaya, 80% or RM2.4 billion was invested in development of residential units.
Mustapha added that the group has made a profit of RM213 million from the RM1.3 billion invested from 2006 until last year.
“This third wave is undoubtedly an important milestone in the development of Cyberjaya as a liveable city,” he said.
He added that Emkay also planned to build affordable homes in Cyberjaya under Projek Perumahan Rakyat 1Malaysia (PR1MA).
“We have written to the government. In fact the state government of Perak actually, in principal, has given their nod for Emkay to do this PR1MA project in the state. I’m not going to announce it, let the Mentri Besar announce it,” he said.
Mustapha said the group also planned to build and own seven buildings within the four-year period.
“To date we have two buildings, another one under construction in Kuala Lumpur and the balance of the buildings will be all over the country,” he said, adding that the average investment for each building is RM200 million.

Rumah Mesra Rakyat 1Malaysia (RMR1M)
People-Friendly Home is now known as the 1Malaysia People-Friendly Home (RMR1M), and the government has agreed that a household income of up to a maximum of RM3,000 would be eligible to apply for the RMR1M compared with RM1,500 previously.
The Prime Minister said he had also set a target for the Syarikat Perumahan Negara Berhad (SPNB) to build 10,000 units of the RMR1M this year.
Eligibility of RMR1M / Syarat-Syarat Kelayakan Program RMR1M

- Age between 18 – 65 year old.
- Married or single mother/father
- Household income RM3000 & below
- Doesn’t own any house
RMR1M application form for the could be downloaded at all the offices of the elected representatives via online to facilitate applicants in obtaining the forms and finding out the status of their applications. All 1Malaysia People-Friendly Homes (RMR1M) will be built using the ‘Industrialised Building System’ (IBS) technology with a larger built-up area without incurring additional cost to the applicants
The RMR1M construction is based on the concept of three bedrooms and two bathrooms with a built-up area of 1,000 sq ft and adhering to the specifications of the local authorities and the ‘Malaysian Uniform Buiding By-laws.

PR1MA Home at Kampung Manggis
Close to 100 families who were squatting illegally on the private land were shifted six months ago to the low-cost housing to make way for development. Federal Territories and Urban Wellbeing Minister Datuk Raja Nong Chik Raja Zainal Abidin said the families will be given discounts to buy the apartment units once the development is completed.
He also said priority will be given to the families to purchase the units. “I have spoken to the developer and they have agreed to give a discount to buy the units. How much of a discount is up to the developer,” he said during a dinner with former residents of Kampung Manggis. During the dinner, Raja Nong Chik also presented 76 Chinese New Year hampers to the residents.
The developer Sweet Wealth Sdn Bhd is planning to construct four blocks of 25-storey apartments at the former Kampung Manggis site. Sweet Wealth Sdn Bhd project development director Mak Foo Wei said the discount will be decided once the development is completed. “The development should take about two years to complete. We will decide on the discount then,” he said.
Mak said as a responsible developer, the company will be allocating 30 per cent of the units, which will be priced under the 1Malaysia Housing Programme (PR1MA) for the public.
